Quick answer: From 1 July 2026, NDIS cleaning rates (national price limits that apply in Queensland) are capped at $60.10 per hour for house cleaning (support item 01_020_0120_1_1) and $59.01 per hour for house or yard maintenance (01_019_0120_1_1). Remote areas have higher caps. These are maximum prices, not set prices, so a provider can charge less but should not charge agency-managed or plan-managed participants more.

If you use your NDIS plan for home cleaning or gardening, the new financial year brings new numbers. The NDIS cleaning rates for 2026–27 rose by about 3.6%, which changes how far your Core Supports budget stretches. This guide explains the 2026–27 price limits in plain English, shows what a typical clean costs per visit and per year, and covers the extras people ask us about most: travel, cancellations, weekends and plan management.
We are an NDIS registered cleaning and gardening provider working across Greater Brisbane, Toowoomba and the Sunshine Coast, so the examples below are based on Queensland homes (see our guide to NDIS cleaners in Brisbane, Toowoomba and the Sunshine Coast) and the questions our participants, support coordinators and plan managers ask every week.

What Are the NDIS Cleaning Rates for 2026–27?
Household help under the NDIS is funded from Core Supports – Assistance with Daily Life. Two support items cover most cleaning and gardening. The price limit depends on how remote your home is, measured using the Modified Monash Model (MMM). Most of Greater Brisbane, Toowoomba and the Sunshine Coast fall within MMM 1–5, which uses the standard rate.
| Support item | What it covers | Standard (MMM 1–5) | Remote (MMM 6) | Very remote (MMM 7) |
|---|---|---|---|---|
| 01_020_0120_1_1 House Cleaning and Other Household Activities |
Regular cleaning, laundry, bathrooms, kitchens, floors | $60.10/hr | $84.14/hr | $90.15/hr |
| 01_019_0120_1_1 House or Yard Maintenance |
Lawn mowing, weeding, hedging, green waste, basic upkeep | $59.01/hr | $82.61/hr | $88.52/hr |
Two things to remember. First, these are price limits, the maximum a provider can claim. Second, the rate applies to the time spent doing the work, so a two-hour clean at the standard limit is $120.20 before any agreed travel.
Who sets the NDIS cleaning rates?
The National Disability Insurance Agency (NDIA) sets price limits each year and publishes them in the NDIS Pricing Arrangements and Price Limits and the NDIS Support Catalogue. New limits usually start on 1 July. Providers don’t set the cap, but they can choose to charge any amount at or below it.
How do I know if my home is “remote”?
Remoteness is based on the Modified Monash Model, which rates locations from MMM 1 (major cities) to MMM 7 (very remote). You can look up your address on the Australian Government’s Health Workforce Locator. Homes in MMM 6 or 7 have higher price limits because it costs more to deliver support there.
What Changed From 2025–26?
Price limits are reviewed every year in the NDIS Annual Pricing Review. For 2026–27, both household items increased by roughly 3.6%.
| Support item | 2025–26 | 2026–27 | Change |
|---|---|---|---|
| House cleaning (01_020) | $58.03 | $60.10 | +$2.07 (3.6%) |
| House or yard maintenance (01_019) | $56.98 | $59.01 | +$2.03 (3.6%) |
What this means for you: a two-hour fortnightly clean now costs about $107.64 more per year than it did in 2025–26 ($3,125.20 compared with $3,017.56). If your plan was written before 1 July 2026, check that your Core budget still covers the hours you need. Your plan manager or support coordinator can help you check this.
Older guides online still quote rates from previous years. Always check the financial year a rate belongs to before you budget.
What Does the NDIS Cleaning Rate Cover?
The hourly rate pays for a worker’s time to do household tasks you can’t reasonably do yourself because of your disability. To be funded, the support needs to be reasonable and necessary and included in your plan. If you are not sure whether you qualify, learn how to ask your support coordinator for cleaning funding. Our guide to NDIS household tasks eligibility explains how decisions are made.
Usually covered
- Vacuuming, mopping and dusting
- Cleaning bathrooms, toilets and kitchens
- Washing dishes and wiping benches
- Laundry, ironing and changing bed linen
- Taking out bins and recycling
- Lawn mowing, edging, weeding and hedge trimming (yard item)
- Clearing paths and removing green waste (yard item)
Usually not covered
- Cleaning products, plants, mulch or equipment
- End-of-lease or bond cleans
- Major landscaping or large tree removal
- Home repairs and renovations
- Cleaning for other household members only
- Tasks a landlord is responsible for in a rental
At Humming, all services approved under your NDIS plan have no out-of-pocket labour costs. Materials such as mulch or new plants are paid by the client, though we can help pick them up.
Does Your Plan Type Change What You Pay?
How your plan is managed decides whether the price limits apply and which providers you can use.
| Plan type | Who can you use? | Do price limits apply? | Who pays the invoice? |
|---|---|---|---|
| Agency-managed (NDIA-managed) | Registered providers only | Yes | The provider claims through the NDIA |
| Plan-managed | Registered or unregistered | Yes | Your plan manager |
| Self-managed | Registered or unregistered | No, but you must spend in line with your plan | You pay the provider using funds claimed through the my NDIS portal |
Self-managed participants can agree to a different price, but paying above the limit means fewer hours from the same budget. Want to know more about provider types? Read our guide to registered vs unregistered NDIS cleaners.

Can NDIS Cleaners Charge for Travel?
Yes, if you agree to it in your service agreement. Under the NDIS Pricing Arrangements (these caps are from the 2025–26 rules, so confirm them against the 2026–27 edition), providers can claim:
- Travel time to your home at the same hourly rate as the support, capped at up to 30 minutes in MMM 1–3 areas and up to 60 minutes in MMM 4–5 areas.
- Non-labour travel costs, such as vehicle running costs, of up to $0.99 per kilometre.
Example: 20 minutes of travel at $60.10 per hour is $20.03, and 12 km at $0.99 is $11.88. Some providers charge both, some charge neither, so ask before you sign. The NDIA can update these rules each year, so check the current Pricing Arrangements or ask your plan manager.
Do Weekends, Public Holidays or Cancellations Cost More?
Are weekend cleaning rates higher?
Unlike personal care supports, the two household items listed above have one hourly price limit for each remoteness level in the 2026–27 support catalogue, not separate weekend or evening rates. If a provider quotes a weekend surcharge for cleaning, ask how it fits within the price limit before you agree.
Do NDIS cleaners charge more on public holidays?
Not for these items. House cleaning and house or yard maintenance don’t have a separate public holiday price limit, so agency-managed and plan-managed participants shouldn’t be charged above $60.10 or $59.01 per hour on a public holiday. If a provider quotes a holiday loading, ask them to show you where it comes from.
What happens if I cancel a clean?
Under the NDIS Pricing Arrangements, providers can claim for a short-notice cancellation, such as when you are not home or cancel at short notice, up to 100% of the agreed fee. They can only do this if it is written into your service agreement, and they must not have been able to fill the time with other work. At Humming, we have a 48-hour cancellation policy. If a service is cancelled within 48 hours, you may be charged for the full service. We have no lock-in contracts, and you can pause or change your service at any time.
What Does NDIS Cleaning Cost Per Visit and Per Year?
The NDIS cleaning cost per hour is only half the picture. What matters for your budget is how often you need help. Here are common schedules at the 2026–27 standard rates, before any agreed travel.
| Schedule | Cost per visit | Cost per year |
|---|---|---|
| Cleaning: 2 hours, fortnightly | $120.20 | $3,125.20 |
| Cleaning: 1 hour, weekly | $60.10 | $3,125.20 |
| Cleaning: 3 hours, fortnightly | $180.30 | $4,687.80 |
| Cleaning: 2 hours, weekly | $120.20 | $6,250.40 |
| Cleaning: 3 hours, weekly | $180.30 | $9,375.60 |
| Yard: 2 hours, fortnightly | $118.02 | $3,068.52 |
| Yard: 3 hours, monthly | $177.03 | $2,124.36 |
| Remote (MMM 6) cleaning: 2 hours, weekly | $168.28 | $8,750.56 |
Illustrative example: Sam lives alone in a Toowoomba unit and has fatigue that makes heavier tasks unsafe. Sam’s plan funds a two-hour clean every fortnight for bathrooms, floors and linen, plus a two-hour yard visit each fortnight in the warmer months. In the warmer months, that is about $238 per fortnight before travel, dropping to about $120 per fortnight when yard visits ease off in winter. Sam’s plan manager checks each invoice against the price limits, and Sam keeps the same cleaner each visit so tasks never need to be explained twice.

How Can You Make Your NDIS Cleaning Budget Go Further?
- Prioritise the tasks you can’t do safely. Focus funded time on bathrooms, floors, linen and heavy tasks. Keep lighter jobs for days you feel well.
- Choose the right frequency. A shorter weekly visit often keeps a home cleaner than a long monthly one, for the same yearly cost.
- Write a clear task list. A written list in your service agreement means less time spent deciding what to do on the day.
- Ask about travel up front. A local provider with a nearby worker may charge less travel, or none.
- Keep the same worker. A regular cleaner learns your home and works faster over time. Here’s how to find a consistent NDIS cleaner.
- Plan for seasonal gardening. Lawns in South East Queensland grow fastest in summer. Budget more yard visits from November to March, and fewer in winter. Our storm season yard checklist and guide to NDIS lawn mowing on the Sunshine Coast can help you plan.
- Watch your balance. Ask your plan manager for a monthly statement so your funding doesn’t run out before your plan ends.
How to Check You Are Paying the Right NDIS Cleaning Rate
- Check the support item number on the invoice: 01_020_0120_1_1 for cleaning or 01_019_0120_1_1 for yard work.
- Confirm the hourly rate is at or below $60.10 or $59.01 for standard areas.
- Check the hours match the time the worker was actually at your home.
- Make sure any travel or cancellation charges match what’s in your service agreement.
- Look for the date of service and your NDIS number on every invoice.
The official figures are published by the NDIA on the NDIS pricing arrangements page. Your plan manager can also check invoices for you.
Frequently Asked Questions About NDIS Cleaning Rates
What is the NDIS cleaning rate for 2026?
From 1 July 2026, the NDIS price limit for house cleaning (01_020_0120_1_1) is $60.10 per hour in standard areas (MMM 1–5), $84.14 in remote areas and $90.15 in very remote areas.
How much does the NDIS pay for gardening and lawn mowing?
Gardening and lawn mowing are claimed under House or Yard Maintenance (01_019_0120_1_1). The 2026–27 price limit is $59.01 per hour in standard areas.
Can an NDIS cleaner charge less than the price limit?
Yes. Price limits are the maximum. Providers can charge less, and some do.
Are NDIS cleaning rates the same in every state?
Yes. The house cleaning price limit is national. Only remoteness changes the cap, so Brisbane, Sydney and Perth use the same standard rate.
Do I pay anything out of pocket for NDIS cleaning?
Not for approved, funded services charged within the limits. You may pay for materials, services outside your plan, or a shortfall if your funding runs out.
Does the NDIS pay for cleaning products?
Usually not. The hourly rate pays for the worker’s time. Ask your provider whether they bring their own products and equipment.
Do NDIS cleaners charge GST?
Most NDIS supports delivered under a participant’s plan and a written service agreement are GST-free. Check that your invoice shows no GST, and ask your plan manager if you are unsure.
How many hours of cleaning will the NDIS fund?
There is no set number. It depends on what is reasonable and necessary for your disability, your home and your other supports. Many participants receive between one and three hours a week or fortnight.
Can I use NDIS funding for a one-off deep clean?
Sometimes. A one-off clean may be funded when it is linked to your disability, such as getting your home safe again after a hospital stay. End-of-lease or bond cleans are not usually funded.
Can I move money in my Core budget to pay for more cleaning?
Core Supports funding is generally flexible across its categories, so you may be able to use Assistance with Daily Life funding for household tasks. Check your plan or ask your plan manager first.
What happens if my cleaning funding runs out before my plan ends?
Funded services stop being covered and you would need to pay privately or pause services. Ask your support coordinator about a plan reassessment if your needs have changed. At Humming, we let you know early if your funding is running low.
Do I need a service agreement for NDIS cleaning?
It is strongly recommended. A written service agreement sets out your tasks, rates, schedule, travel and cancellation terms, so everyone knows what to expect.
